About This Program

Arizona's Senior Valuation Freeze program locks the limited property value for eligible senior homeowners, preventing increases in the taxable assessed value and thereby limiting property tax growth. To qualify, homeowner must be age 65 or older, have owned and lived in the property for at least two years, and household income must not exceed $43,872 (single) or $54,840 (married/household). Must reapply every three years with the Maricopa County Assessor's Office.

Freeze does not reduce current taxes — it prevents future increases. Most beneficial in rising real estate markets. Must be renewed every 3 years.
