How to Apply

Your application paperwork

Form to file: NJ ANCHOR Application, Form ANC-1 (Form PAS-1 for age 65 and older or Social Security and Railroad Retirement disability recipients)

ANCHOR gives New Jersey homeowners a property tax relief benefit if they owned and lived in a New Jersey home as their main residence on the program's October 1 ownership date and their New Jersey gross income is within the limit (up to $250,000 for homeowners). Most eligible homeowners are auto filed on Form ANC-1 and only receive a confirmation letter, but anyone not auto filed files online or by mail (people age 65 and older and Social Security or Railroad Retirement disability recipients use the combined Form PAS-1).

Steps to apply

  1. Confirm you owned and occupied a New Jersey home as your main residence on the program's October 1 ownership date and that your New Jersey gross income is within the limit.
  2. If you receive an ANCHOR Benefit Confirmation Letter, your ANC-1 was auto filed and no action is needed unless your information changed.
  3. If you were not auto filed, go to propertytaxreliefapp.nj.gov and file the application online, verifying your identity through ID.me.
  4. If you prefer paper, download the current ANC-1 application from the NJ Division of Taxation site and mail it (people age 65 and older and disability recipients file Form PAS-1 instead).
  5. File before the posted deadline and use the Check Benefit Status tool to track your application.

Documents you will likely need

  • Photo ID accepted by ID.me for online filing (driver's license, state ID, passport, or passport card)
  • Your New Jersey gross income amount from your prior year NJ-1040 return
  • Property information from your property tax bill (county and municipality code, block, lot, and qualifier)
  • Your property tax amount for the year
  • Your ANCHOR Benefit Confirmation Letter or the ID and PIN if one was mailed to you

Requirements vary by program and locality. Confirm the exact rules on the official program page. We can help you prepare your paperwork, but you submit it yourself.

Deadline: Annual application deadline typically December 31
