The Streamline 203(k) covers cosmetic repairs up to $35,000; the Standard 203(k) covers major structural work with no cap beyond FHA loan limits. Minimum credit score is 580 (many lenders require 620+) and minimum 3.5% down payment applies. Expect 60+ days to close.
