About This Program

USDA Section 504 provides loans up to $40,000 at 1% interest over 20 years for very-low-income homeowners to repair or modernize their homes, plus grants up to $10,000 for homeowners age 62+ to remove health and safety hazards. Combined maximum is $50,000. Most Denver city properties are not eligible (must be in a USDA-designated rural area); suburban and exurban properties near Denver may qualify — check the USDA eligibility map.

Loan: 1% fixed, 20-year term. Grant (seniors 62+): non-repayable up to $10,000. Check USDA eligibility map before applying.
