About This Program

USDA Section 504 provides loans (up to $40,000 at 1% interest over 20 years) and grants (up to $10,000, limited to age 62+ for health/safety hazard removal) for very-low-income homeowners in eligible rural areas. Loans and grants can be combined for up to $50,000. Note: most of San Antonio proper does not qualify as a rural area; contact USDA to confirm property eligibility.
