About This Program

CHFA SmartStep is a statewide 30-year fixed mortgage available to first-time buyers, eligible veterans, or buyers in targeted areas, paired with FHA, VA, or USDA loan types. SmartStep Plus adds a zero-interest second mortgage up to $25,000 for down payment and closing costs. Income and purchase price limits apply; CHFA-approved homebuyer education is required. A non-repayable grant option is also available.

Down payment assistance up to $25,000 (or 4% of first mortgage, whichever is less) at 0% interest, deferred until sale or refinance.
