San Diego Housing Commission (SDHC)
SDHC's Middle-Income First-Time Homebuyer Program offers a $40,000 deferred down-payment loan at 4% simple interest for households earning 80–150% AMI. Loan payments are deferred for the first 5 years, then convert to fixed monthly payments for 10 years. A $10,000 closing cost grant is also available, forgiven after 3 years of owner-occupancy. Maximum purchase price is $1,250,000.
