About This Program

USDA Section 504 provides very-low-income homeowners in eligible rural areas with loans up to $40,000 (1% interest, 20-year term) and grants up to $10,000 for homeowners age 62+ who cannot repay a loan. Loans and grants can be combined up to $50,000. California is included in an active materials pilot program. Applicants must verify address eligibility at the USDA Eligibility Site — parts of San José's periphery may qualify.
