The USDA Section 504 program provides very-low-income homeowners in eligible rural and suburban areas with up to $40,000 in 1% fixed-rate loans and up to $10,000 in outright grants (for homeowners age 62+) to repair, improve, or modernize their homes. Loans and grants can be combined up to $50,000 (or $55,000 in presidentially declared disaster areas). Note: Some Boston-area communities may qualify; check rural area eligibility at rd.usda.gov.
