The Standard 203(k) allows major renovations (minimum $5,000 in rehab) up to the FHA county loan limit ($557,750 in Maricopa County for 2025). The Limited 203(k) covers minor remodeling up to $75,000 in rehab costs. Ideal for buying a fixer-upper or refinancing to fund repairs. A HUD-approved 203(k) consultant may be required for Standard loans.
