About This Program

USDA Section 504 provides very-low-income homeowners (at or below 50% AMI) in rural or rural-adjacent areas with 1% fixed-rate loans up to $40,000 and outright grants up to $10,000 for homeowners age 62+ unable to repay a loan. Loans and grants can be combined up to $50,000 ($55,000 in declared disaster areas). Seattle proper does not qualify as a rural area (population over 35,000), but some outlying King County communities may be eligible; use the USDA Property Eligibility Tool to check specific addresses.

Grant of $10,000 for seniors plus loan of $40,000 can combine for $50,000 in eligible repairs.
