USDA Rural Development
USDA Section 504 provides loans up to $40,000 (1% interest, 20-year term) and grants up to $10,000 (combined cap $50,000) to very-low-income homeowners in eligible rural areas to remove health and safety hazards or improve accessibility. Grants require the applicant to be age 62 or older and unable to repay a loan. DC urban areas are generally ineligible, but rural portions of the broader region may qualify.
Using the published $10,000 lifetime grant maximum.
