About This Program

MassHousing's Home Improvement Loan Program (HILP) provides fixed-rate loans from $7,500 to $50,000 for improvements and repairs to 1–4 family owner-occupied Massachusetts homes and condos. Eligible uses include structural repairs, accessibility modifications, energy upgrades, and bringing homes up to building code. No income limit applies. Loans are originated by a network of participating lenders statewide.
